Building Smarter from the Ground Up with Superior Granny Flats

Porta products supporting faster, more efficient residential construction

For Superior Granny Flats, delivering quality homes efficiently starts long before construction begins on site.

With more than 40 years of experience and over 300 units now constructed annually across Victoria and Queensland, Superior Granny Flats has seen significant growth in demand for granny flats and secondary dwellings. As more Australian families look for practical ways to create additional living space on existing properties, the need for efficient construction methods and dependable building materials continues to grow.

For a 75m² secondary dwelling in Melbourne's outer eastern suburbs, Superior Granny Flats turned to a range of trusted Porta products to help deliver strength, consistency and efficiency throughout the build.

From the subfloor and prefabricated wall frames through to roof trusses, flooring and internal wall bracing, STRUCTAframe, STRUCTAflor YELLOWtongue and STRUCTAply each played an important role in creating a quality home built for long-term performance.

Building More Efficiently Off Site

For Superior Granny Flats, efficiency is about finding smarter ways to build without compromising on quality.

A key part of the company's construction process is prefabrication. Rather than completing all framing work on site, wall frames are manufactured off site at Superior Granny Flats' Bayswater facility before being transported to the project ready for installation.

Roof trusses follow a similar approach. Construction partner AG Trusses manufactures the trusses at its Melton facility before they are delivered to site.

Preparing frames and trusses in factory environments reduces fabrication work on site, allowing the construction team to focus on installation and the next stages of the build.

As Superior Granny Flats owner Doug Bray explains:

"With constructing the wall frames and the trusses off site, we save a significant amount of time on site speeding up the entire build process."

It’s an approach that demonstrates how reliable materials, local manufacturing and coordinated supply can work together to help builders keep projects moving.

STRUCTAframe from Subfloor to Roof

Providing the structural backbone of the project, STRUCTAframe was used extensively throughout the dwelling, including the subfloor framing, prefabricated wall frames and roof trusses.

STRUCTAframe is Porta's range of MGP10 structural pine, developed to provide the strength, stability and dependable performance required across residential and commercial builds.

For a builder producing hundreds of dwellings every year, product consistency is critical. Materials need to perform reliably from one project to the next, helping teams maintain quality while keeping construction schedules moving.

“The product is very stable, and we love that it’s Australian made from sustainably managed pine,” Doug says.

Flooring and Bracing Across the Build

STRUCTAflor YELLOWtongue provided the flooring platform for the Melbourne dwelling and is a regular choice across Superior Granny Flats’ projects.

Doug explains: “STRUCTAflor, also known as YELLOWtongue, is a real winner. We use it on all of our builds Australia-wide. It’s stable, consistent and easy to install.”

STRUCTAply was used for internal wall bracing, another application Superior Granny Flats relies on across many of its builds. Alongside STRUCTAframe, these products met the project’s framing, flooring and bracing requirements.

Australian Made Matters

For Superior Granny Flats, choosing Australian-made products is about more than where a product comes from.

As an Australian-owned company, supporting Australian construction and manufacturing businesses is an important consideration when selecting building materials.

That commitment is reflected in the company's long-standing relationship with Porta and its continued use of Porta products across projects, in Victoria and Queensland.

For builders operating at scale, local manufacturing also provides confidence in product quality and a supply chain that is closer to the projects it supports.

From Porta's locally manufactured timber products through to Superior Granny Flats' Bayswater frame fabrication and AG Trusses' manufacturing facility in Melton, the project demonstrates the value of Australian manufacturing and strong local industry partnerships working together.

Building with Sustainability in Mind

Material selection is also influenced by the environmental considerations behind the products being used.

Superior Granny Flats values STRUCTAflor for its recycled timber content and the fact that the product itself is recyclable. STRUCTAframe is manufactured using sustainably managed pine, another important consideration for the builder.

For Superior Granny Flats, these attributes provide an opportunity to choose materials that deliver the performance required on site while supporting a more considered approach to construction.

It is a practical combination of performance, efficiency and responsible material selection.

A Partnership Built for the Long Term

Superior Granny Flats’ long-standing relationship with Porta reflects its preference for dependable products and Australian manufacturing. The Melbourne project puts that relationship into practice, combining locally manufactured timber products with off-site fabrication.

Doug says, “We’ve been using Porta timber for many years and intend to do so for many years to come.”
